Chameleons are cool little creatures. Even if your not a
reptile lover or hate lizards you still have to recognize how awesome
Chameleons really are. They continue to adapt to the environment around them.
We can all learn a thing or two from the little lizard that’s always changing.
You maybe asking yourself “Has Paul lost his mind? Why the
hell is he talking about Chameleons on a marketing blog”? Ill get to that in a
moment.
I am a huge advocate in target marketing and a believer in
you can’t be everything to everybody. I have built my business and run my life
on these principals ever since I became hip on them. You should do the same.
Look we all know the local Real Estate Markets around the
country have all experienced a bunch of changes over the last several years.
Personally I have seen tons of changes just in the last 7 months. Have you?
For example here in Las Vegas we have seen the active
inventory decrease by 60% or more. People who once where raking in the dough
with bank owned home sales just 2 years ago have just about gone out of
business. People who helped investors at the trustee auctions are in the same
boat as the REO agents.
Due to the Real Estate markets being so prone to fluctuation
over the years many Agents and brokers don’t know what to do anymore. As always

You see we all need to take a lesson from the little
chameleon that is constantly able to adapt to his environment. Each time he
adapts he is able to continue to eat and protect himself despite his
surroundings.
Even if you are using target marketing in your Real Estate
business you can still be affected by change that you are not prepared for. For
example your once profitable target market may no longer be a viable source for
your business. This doesn’t mean you have to disregard the target marketing
principals you have learned to use it just simply means you need to adapt and
become like the chameleon who changes with the environment.
Direct response marketing in conjunction with a good target
market to go after will always be a sure fire way to produce results for your
Real Estate business no matter what the markets are doing.

- Monitor your target markets activity-Be on the look out for changes in their buying patterns and available inventory this will help you know what is happening and how to adapt your efforts accordingly.
- Reposition what you offer-Can you continue to serve the target market you are already serving in new ways that they will see as valuable. For example lets say you once where serving the REO cash buyer niche and now since there are hardly any REO’s available can you find viable properties these cash buyers are interested in that aren’t REO’s, perhaps FSBO, Short Sale or recent Flips.
- Be an opportunity finder-Don’t seek new opportunities become an opportunity finder which means by keeping your finger on the pulse of the market and it’s direction you will be able to easily identify new trends or target markets to serve before others even recognize them.
